Step 2: Paperwork!

You've chosen us as your Realtor! What's next? Prepping your home for the market, including more paperwork. Selling your home consists of a lot of paperwork. At your initial meeting with us, we had you sign a listing agreement and some additional forms required for the MLS, and we gave you some additional forms called the Sellers Disclosures to complete. We also have additional forms for you to fill out as part of the preparation process for your sale. Click here to download the additional forms for you to complete and return to us.
Depending on the season, we will ask you for any exterior pictures you have of your home that can showcase your landscaping or any additional features of your home that you might not be able to see with the current season. Do your trees turn a beautiful color in the fall, or a lovely paver patio that is currently covered in snow? If you have pictures of these types of items, we will use them in our marketing.
Next, we need to determine the timeframe to get your home active on the market. We need about a week’s notice before we can put your property on the market. We will also review with you how much preparation work needs to be done before going active on the market. We want to consider the time it will take to declutter your home, repair any items that need to be fixed, and have your home deep cleaned by you or by hiring someone to clean it professionally.
We also encourage our clients to change the privacy settings on their Facebook page so only friends can see their posts. We do not want potential buyers to search for you on Google and discover that you recently received a promotion at work, are relocating across the country, or are buying a new house because of your pregnancy. These details could weaken our negotiation position. Therefore, it is crucial for you to change your security settings and make your posts and photos private from strangers. While you can mention on your Facebook page that you are selling your home, it is best to avoid revealing the reason why.
